New private house overlooking the River Dart estuary.
Kay Elliott Architects were commissioned to obtain planning permission for a new house on a site overlooking the Dart Estuary in an Area of Outstanding Natural Beauty. The site has a wide frontage but shallow depth and is steeply sloping. A small single storey holiday home existed on the site. Planning policy constrained the height of any development on the site. By substantially excavating the site and rock-bolting the backface of the excavation, we were able to construct a two storey dwelling with a deep plan. The principal accommodation is at first floor level and by placing the main access and circulation at the rear of the property, we were able to maximise the views from the rooms. All the bedrooms are placed at lower level. |
