Construction of 45 residential units, new marina and hotel facilities on the riverside in Dartmouth.
Kay Elliott Architects were commissioned to obtain planning permission for 45 residential units and new marina and hotel facilities on this valuable waterfront site.
The site was formerly a shipyard; all of the buildings had been demolished leaving the original quay as a base for development. After an extended planning application phase culminating in a public inquiry, Kay Elliott Architects succeeded in obtaining planning permission for this valuable residential development. It was described by the Planning Inspector as a “scheme of excellence”.
Recreating the local vernacular gives the buildings their traditional appearance and this was a key issue with gaining support during the Public Inquiry. The site required extensive marine civil engineering enabling works to be carried out prior to the construction of the houses and involved reinforcing the existing quay wall, reclaiming land from the river on the north part of the site, the construction of flood defence works and provision of new service infrastructure.
Existing slipways have been infilled to provide more site area and the three storey high rock, cut at the rear of the site, has been extended with more rock-bolting and support works to provide space for extending the hotel facilities.
The extended hotel will now have a bistro with external terrace, health suite, swimming pool, gymnasium and new facilities for the marina boat owners.
The new residential flats and houses are all constructed to a high specification with spacious interiors fitted out to a very high quality, commensurate with the value and importance of the location. |
